This course is an introduction to the most fundamental concepts, principles, analytical methods and tools useful for making investment and finance decisions regarding residential investment real estate. Successful real estate investing is not just about net income or cash flow; it's about the fit between an investor and an investment. With the tools and guidance we will provide for you, you'll learn how to choose properties that make sense and money for you. Given the significant amount of the world's wealth committed to real estate assets, real estate investment decisions are much too important to be made using seat-of-the-pants or rule-of-thumb techniques. This course is intended to provide a challenging and rewarding learning experience that will equip you with a solid foundation for analyzing real estate investment opportunities you are likely to encounter in the real world. Students will have an opportunity to run both simulated purchase scenarios of various types of income properties. We will also spend time discussing not only the physical (bricks and mortar) side of investing, but also the mental (your mind) side as well. How someone thinks has a lot to do with being successful in real estate investing (it all starts between your ears). Students will also get a glimpse of many other investment strategies throughout the semester like: IRA and 401K investing, Foreclosures, Short Sales, REO's, Lease Options, Wholesaling, Tax Strategies, Legal Strategies, Fix n Flips, etc...
